What it really costs
Can you move in?
Not before the basics are done

Asking €50,000 for 114 m2 (€439/m2); estimated renovation €700/m2 (~€79.8k) brings total to ~€129.8k (~€1,140/m2), well above the Calabria baseline of €244/m2. Property clearly needs substantial works (description: “Needs renovation”), is 8 km from the sea, and the 10 photos give some visual confidence but do not justify the high effective cost.
More on the house and the area
The property has a long, usable balcony and a solid building exterior, but the interior photos show an uncompleted, block‑walled attic unit (no floors, windows or finishes). This is a renovation project rather than a move-in home — good low price if you want a full refit, not for someone seeking ready-to-live accommodation.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€22,000 – €40,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Top-floor unit sold as a raw/unfinished shell (no plastered walls, no floors, some window openings blocked).
- Requires a full interior fit-out: plumbing, electrics, bathrooms and finishes not present.
- Town-centre location with no scenic views, no private garden — access and utilities should be checked before purchase.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 67/100The area lies in the foothills between the Ionian plain and the Pollino massif, with the first mountain relief rising inland within a short distance. The Coscile and Raganello river valleys shape this part of northern Calabria, and the plain opens toward the Ionian coast. Pollino National Park begins inland and is the main natural feature of the wider immediate area. The archaeological site of Sybaris is on the coastal plain nearby. The nearest larger centre is Castrovillari, which has full services and acts as the main town for this part of the province. This part of Calabria is known for olive groves, citrus and the transition from coastal plain to the Pollino foothills.
