What it really costs

At €79,000 (€245/m²), the 323 m² townhouse appears inexpensive, but renovation at roughly €700/m² brings the effective cost to about €944/m², well above the local €419/m² reference. The description is vague about the condition and legal status of the additional rustici, so the apparent discount is not enough to offset the renovation burden.
More on the house and the area
The property has genuine historic character, with a distinctive arched façade, exposed brick and stone, and an unusual setting directly beside a church bell tower. The roughly 2,000 m² grounds are a major lifestyle asset, but the house and especially the outbuildings appear dated and partly agricultural, so this is a renovation project rather than a move-in-ready dream home.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€64,000 – €113,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Substantial renovation appears necessary, with no interior photos confirming a ready-to-live-in home.
- Large rustic/agricultural buildings show deterioration and may require structural work or replacement.
- Overgrown grounds, old doors and limited visible services suggest significant cleanup and modernization costs.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 58/100The cluster is in the lower Po plain on the Po River, in a flat landscape of embankments, fields, canals and scattered farm buildings. Pomponesco itself is one of the Gonzaga foundation settlements on the river and has a planned historic centre with arcaded Piazza XXIII Aprile. Within this stretch of the Oglio-Po area the nearest town of size is Casalmaggiore, which has services, a hospital and a historic centre on the Po. Sabbioneta is within the local area and is a UNESCO World Heritage site for its complete late-Renaissance planned town. The area is known for river plain agriculture and for the Gonzaga towns of the lower Mantovano.
