The €30,000 purchase price is attractive, but estimated renovation adds about €140,000, bringing the total to roughly €850/m² versus a local benchmark of €419/m². The listing clearly says it needs renovation; it includes a cellar and 21 photos, but does not state the building year or energy class.
More on the house and the area
A large traditional Lombardy townhouse with aged shutters, a long street-facing facade, original-style furnishings, and some old-world character. It is a real, roofed and furnished home with kitchen, bathrooms, bedrooms, and solid floors, but the interiors are dated and visibly damp-worn, so this is a substantial renovation rather than a move-in dream home.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€40,000 – €70,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Significant renovation is needed, including damp/peeling finishes, outdated bathroom and kitchen, and general modernization.
- The property is on a plain town street with no visible garden, terrace, or notable view.
- Utilities, roof condition, heating, and structural status should be verified.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 38/100This is the lower Oglio-Po plain, with flat agricultural land, canals and embankments between the Oglio and Po river systems. The Oglio runs a few kilometres east of Bozzolo, and the Po is to the south beyond Casalmaggiore. Mantova is the nearest city of size, with a major historic centre and UNESCO status linked to the Gonzaga city, but it is outside the immediate 15 km landscape. The area is known for irrigated farming in the Pianura Padana and for the small historic centres of the lower Mantovano.
