What it really costs
Can you move in?
Livable, but something basic is worn out
In the listingHabitableSee what needs doing and what each job costs
At €95,000 for 79 sqm, the asking price is about €1,203/sqm; with only light refresh estimated at ~€100/sqm after the 2016 renovation, the effective cost is about €1,303/sqm. That is well above this low Puglia apartment baseline of €710/sqm, but the flat is renovated, has 18 photos, and is right by the sea in central Molfetta, which supports a still-positive score.
More on the house and the area
Ground-floor 1960s two-room apartment in central Molfetta. Interior is habitable and renovated (2016) with decorative terrazzo/marble flooring featuring ornate patterned borders that give some period character. However, furnishings are dated, ceilings feel tall but rooms are narrow, and the covered internal veranda used as laundry/storage looks utilitarian. Exterior is a plain worn yellow apartment block on a street-level shopfront-style entrance beside a tabaccheria. Energy class G, no view, no standout feature. At ~1,200 €/m² it's fairly priced but not a bargain. Overall an ordinary, functional listing without visual scroll-stopping appeal.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €100/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€3,000 – €4,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 55/100The cluster is on the Adriatic coast. The shoreline here is low and urbanised, with small harbours and rock platforms rather than a long natural beach system. Molfetta is itself a substantial coastal town with a port, seafront, services and a documented medieval core. Giovinazzo, within the local coastal strip, also has a compact historic centre on the sea. The landscape inland is the flat to gently rolling olive-growing plain of northern Bari province. Castel del Monte, a UNESCO site, is farther inland and outside the immediate 15 km landscape, so it does not define the setting here. Because the cluster sits inside the built-up area of a city above 50,000 residents, the urban cap applies.
