Why this price is what it is

Asking 1400 EUR/m2 is nearly double the town median of 710 EUR/m2 (n=2632, solid baseline), so the price is well above local norm despite the property being in original, unrenovated condition (energy class G, 1964 build, single-glazed wood windows, cement flooring). Positives: ground-floor, central location near sea, immediate availability, and private outdoor atrium. But full renovation is needed (~500 EUR/m2) on top of an already high per-m2 price. Fresh listing (1 day). The premium over baseline isn't justified by the near-sea/central positioning given the dated state, making it overpriced rather than a good deal.

More on the house and the area
What the photos show

Ground-floor apartment in original, unrenovated condition with dated terrazzo flooring and bare white walls. Exterior is an ordinary urban street with parked cars and no notable architectural or scenic appeal. Interior photos show empty, plain rooms needing full renovation. Near-sea/central location is a mild plus but not visible or striking in the images. No standout interior, view, or character features.

Minimum to live in it
€18,000 – €25,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Our read of the photos, €500/m², falls in this band.

€30,000 – €45,000

All the services redone, bathrooms, kitchen, windows. The structure is left alone.

Materials only, work you may do yourself€6,000 – €10,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

The area around

Location score 55/100

The cluster is on the Adriatic coast. The shoreline here is low and urbanised, with small harbours and rock platforms rather than a long natural beach system. Molfetta is itself a substantial coastal town with a port, seafront, services and a documented medieval core. Giovinazzo, within the local coastal strip, also has a compact historic centre on the sea. The landscape inland is the flat to gently rolling olive-growing plain of northern Bari province. Castel del Monte, a UNESCO site, is farther inland and outside the immediate 15 km landscape, so it does not define the setting here. Because the cluster sits inside the built-up area of a city above 50,000 residents, the urban cap applies.
