Why this price is what it is

Corner townhouse in Conversano's historic center at 1225 EUR/m2, about 66% above the local median of 738 EUR/m2. The premium is partly justified: prime centro storico location, corner double exposure, exclusive terrace, and 21 photos showing a habitable property in 'discreto stato' (not a ruin). Condition is 'needs renovation' but description suggests only cosmetic/light work (ceramic floors, wood windows, functional bathroom already in place), so ~400 EUR/m2 renovation is realistic. Fresh listing (5 days). Downsides: energy class and sea distance missing, small 40m2 footprint spread over multiple levels with iron stairs to terrace (awkward layout), and price sits well above baseline. Good tourist-rental potential but not a bargain at this per-meter price.

More on the house and the area
What the photos show

Charming historic-center townhouse in Conversano's old town with pretty stone-alley exterior, but interiors are dated and basic (old wood-laminate kitchen, plain tiled floors, simple bath). The exclusive ~20sqm terrace adds appeal but photos show it as a covered utility/laundry area with water tank rather than a stunning roof deck. Location near the castle and cathedral is a genuine plus. Overall pleasant and well-priced for the area but visually ordinary with no scroll-stopping wow.

Minimum to live in it
€14,000 – €20,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Our read of the photos, €400/m², falls in this band.

€24,000 – €36,000

All the services redone, bathrooms, kitchen, windows. The structure is left alone.

Materials only, work you may do yourself€5,000 – €8,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Watermarked photos throughout
  • Dated 1970s-era kitchen and fittings
  • Needs renovation
  • Narrow alley location with limited views

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 72/100

The area sits on the limestone plateau of the Murge, with low agricultural countryside of olive groves, dry-stone walls and scattered masserie. The Adriatic coast is nearby, with the shore around Polignano a Mare and Monopoli within about 15 km. Conversano itself is a substantial historic town with a castle, a Romanesque cathedral and a compact old centre. Polignano a Mare has a historic centre on sea cliffs and Monopoli has a walled old town and port. This part of south-east Bari province is known for olive oil and, more broadly nearby, for the trulli landscape of the inland Murgia dei Trulli.
