It is NOT residential: change-of-use permits and costs fall entirely on the buyer, with no guarantee they'll be granted. Also note the sqm conflict (55 in the listing vs 50 in description). At 909 EUR/m2 it sits ~28% above the local median of 710, despite not being habitable and requiring both structural renovation and a costly/risky destinazione d'uso change. Energy class G. The 'imagine what it could become' framing and reliance on a rendering photo are marketing over substance. High risk, poor value for a residential buyer.
