Why this price is what it is

Listed at €46k for 355 m² with a habitable condition and autonomous heating; assumed €200/m² renovation gives an effective price ≈ €330/m² versus the regional median of €345/m², so slightly below market. Remote location (162 km from the sea) and limited listing detail moderate the upside.

More on the house and the area
What the photos show

Interior photos show recently renovated, move-in-ready rooms with modern tiled bathrooms and wood-effect floors and autonomous heating. This is a practical, affordable townhouse — nicely finished inside but without any obvious scenic view, outdoor space or historic charm in the images.

Updating, not renovation
€71,000 – €102,000

Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.

Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.

Materials only, work you may do yourself€23,000 – €40,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

What worries us about this house
  • No exterior views, garden or land shown
  • Some photos show unfinished fittings/exposed wiring
  • Facade appears generic (no scenic/historic setting visible)

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 70/100

Balmuccia sits at the confluence of the Sermenza and Sesia rivers in the upper Valsesia. The cluster is in a narrow alpine valley of the Pennine Alps; steep, wooded slopes and pasturelands rise on both sides within about 15 km. The Sesia River runs through the valley and the upper Sesia is known locally for whitewater kayaking and rafting. The valley above leads toward the Monte Rosa massif and higher alpine terrain; parts of the upper valley are within the Parco Naturale Alta Valsesia (protected high-mountain area). Nearest town of size is Borgosesia to the south, which provides shops, services and regional road links. Nearest downhill ski lifts are in the Monterosa Ski area (Alagna/Gressoney/Champoluc), reached by road up the valley and side valleys (roughly 40–70 minutes' drive depending on destination). Land use near the cluster is mixed woodland, meadows and small-scale agriculture.
