Asking €8,000 but estimated renovation ≈€700/m² (100 m²) yields an effective price ≈€78,000 → ≈€780/m², well above the regional median of €262/m². Listing omits energy class and building year, and the house needs full renovation despite having 19 photos and a fireplace/balcony.
More on the house and the area
Lovely, characterful country house with high ceilings, original fittings and a long balcony overlooking a beautiful, private mountain valley. The main building is intact and clearly liveable after renovation, but expect to add/upgrade a bathroom and do roof/structural and damp repairs.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€20,000 – €35,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Needs renovation to bathroom, electrics and plumbing
- No usable bathroom shown in the photos
- Attic/barn roof sections look partially open and will need structural work
- Walls show damp and peeling plaster in places
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 68/100The cluster is at the foot of the north-eastern Piedmont pre-Alps, in the Valsesia approach between the lower Sesia basin and the hills of the Monte Fenera area. The Sesia river runs nearby, and the Strona stream also crosses this part of the valley. Monte Fenera Regional Nature Park lies within the local area, with wooded limestone hills and caves. The nearest ski lifts are in the upper Valsesia around Alagna Valsesia and Mera, roughly 45 to 70 km away depending on the resort, so they are a day-drive fact rather than part of the immediate setting. Borgosesia is the nearest larger town, with the main services and retail for the valley. This part of upper Novara province is known for its transition from vine-covered foothills and woodland into the Valsesia mountain corridor, and for historic textile and small manufacturing settlements along the streams.
