What it really costs

As listed, €77,100 plus an estimated €200/m² renovation (habitable condition) yields an effective price of €174,500 or ≈€358/m², about 27% above the regional baseline of €281/m². The description and 33 photos back the 'habitable' claim and show good fixtures, but the very large 487 m² footprint drives total costs and the location is far from the sea.
More on the house and the area
Big, characterful village villa with original beams, a long covered wooden gallery and a broad terrace overlooking forested hills — very photogenic and peaceful. The building is largely intact and shown lived-in (kitchen present), but parts of the wood flooring, loft and storage areas need repair and the property needs decluttering and some renovation to be fully comfortable.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€32,000 – €54,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Wooden balcony/flooring looks worn and partly rotten — safety repairs needed.
- Interior clutter and debris; thorough clearing and some structural/roof fixes required.
- No bathrooms shown in photos (facts list 0) — confirm sanitary facilities and utilities.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 68/100The cluster is at the foot of the north-eastern Piedmont pre-Alps, in the Valsesia approach between the lower Sesia basin and the hills of the Monte Fenera area. The Sesia river runs nearby, and the Strona stream also crosses this part of the valley. Monte Fenera Regional Nature Park lies within the local area, with wooded limestone hills and caves. The nearest ski lifts are in the upper Valsesia around Alagna Valsesia and Mera, roughly 45 to 70 km away depending on the resort, so they are a day-drive fact rather than part of the immediate setting. Borgosesia is the nearest larger town, with the main services and retail for the valley. This part of upper Novara province is known for its transition from vine-covered foothills and woodland into the Valsesia mountain corridor, and for historic textile and small manufacturing settlements along the streams.
