The €32,000 property is explicitly described as a storage building with volume to recover, not a confirmed legal dwelling. It also includes approximately 15,000 m² of olive grove, chestnut woodland, fruit trees and forest, so the low €640/m² price does not make it a suitable residential deal.
More on the house and the area
The mountain panorama and extensive olive, chestnut, fruit and woodland acreage are the real appeal, giving this a strong rural Tuscany setting. However, the building looks like a very basic agricultural structure rather than a finished home: the roof appears present and there is a rudimentary kitchen, but the property needs serious renovation and legal verification before it can become a comfortable residence.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€20,000 – €29,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Advertised as a storage/agricultural building with volume to recover, so residential legality and permits need checking.
- The interior is cluttered and basic, with no clearly documented bathroom or modern utilities.
- The 15,000 sqm land is heavily overgrown and will require substantial clearing and maintenance.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 73/100Monte Amiata rises immediately above Castel del Piano, with chestnut woods and the upper slopes of the volcanic massif within the local area. The Monte Amiata area is protected by the Parco Faunistico del Monte Amiata. The nearest ski lifts are on Monte Amiata around Prato delle Macinaie and Cantore, roughly 15–20 minutes by road depending on the access point. Arcidosso is the nearest small centre of note on the mountain, and the wider area looks toward Montalcino and the Orcia valley to the north-east, though those are outside the immediate radius. This part of Tuscany is known for chestnuts, mountain woodland and Montecucco wine on the lower slopes.
