At 168 EUR/m2 versus a regional baseline median of 391 EUR/m2, this stone townhouse is priced at ~43% of the local median, a solid discount. Large 327 m2 across four floors plus cellar and a 73 m2 exclusive outdoor space add value, and part is cadastrally a deposit that could be converted to residential (subject to permits), offering upside. Downsides: fully needs renovation with energy class G, so budget roughly 1000+ EUR/m2 for a gut renovation, which on 327 m2 is substantial and largely erodes the headline discount. No building year provided. Dolomites location near ski resorts supports resale/rental potential. Fresh listing (6 days). Overall a genuine value-add opportunity for a buyer willing to renovate.
More on the house and the area
Substantial 327 sqm four-storey stone townhouse in the heart of Lozzo di Cadore in the Dolomites. The exterior stone masonry has genuine alpine historic character, and photo 5 shows a striking Dolomite peak view from the property. At €168/m2 (€55k total) the price is a clear bargain for the region and size. However the interior is entirely time-capsule 1950s-60s condition (period furniture, dated tiled kitchens, old pink/grey bathrooms) and needs full renovation. The dramatic mountain scenery and authentic stone shell drive the wow; the rough interior and renovation scope temper it. Solid charmer with real potential rather than a turnkey scroll-stopper.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €1,000/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€65,000 – €115,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

The area around
Location score 89/100The Dolomites are the immediate setting, with Monte Antelao above the Cadore valley and the Marmarole group close by. The Piave runs through Cadore nearby, and Lake Centro Cadore lies a few kilometres west. Part of the area falls within the Dolomiti Bellunesi National Park to the south-west, while the Dolomiti d'Ampezzo park area begins farther north around Cortina. Skiing is part of daily geography here: the nearest lifts are at Auronzo-Monte Agudo and San Vito di Cadore, both roughly 20–30 minutes by road, with Cortina d'Ampezzo farther on. Pieve di Cadore is the nearest larger centre and has the basic services of upper Cadore; Belluno is the provincial capital farther down the valley. Cadore is known for alpine landscapes, timber and eyewear manufacturing, and for Titian at nearby Pieve di Cadore. The Dolomites are a UNESCO World Heritage site.
