Using a rough unfinished-build assumption of about €700/m², the effective cost is ~€706/m² versus a €333/m² baseline, so despite the implausible headline price this looks more like a misleading listing than a bargain.

The mountain backdrop of the Dolomites foothills gives a pleasant natural setting and potential valley views, but nothing in the current state produces a scroll-stopping wow. The listed price (€1,000) and eur/m2 (€6) are obviously data errors, so bargain_effect cannot be trusted. Attractive glulam roof beams and the alpine location are modest positives; overall this is an ordinary shell awaiting completion.

Feltre itself is the main town nearby, with a walled historic centre on a hill and regular services. The Belluno Dolomites are part of the UNESCO Dolomites World Heritage Site. The area is known for mountain pasture, forested slopes and the transition from the Veneto plain to the Dolomite valleys.
