Why this price is what it is

At €88,000 for 85 sqm, the asking price is about €1,035/sqm; with a typical habitable-home allowance of ~€200/sqm, the effective cost is about €1,235/sqm. That is well above the Lombardia apartment baseline of €769/sqm, so despite the decent condition, garage and mountain setting, this looks expensive for this catalog.

More on the house and the area
What the photos show

Standard 1991 first-floor apartment in a mountain village in Alta Valle Seriana. Exterior is a generic residential building softened by a tidy garden with flowering shrubs and a green mountain backdrop, but nothing distinctive. Interiors are habitable but dated: white walls, marble-effect tiled floors, old white laminate kitchen, traditional wooden furniture and 90s bathroom tiling. Balcony views are of neighboring houses and garage doors rather than open scenery. Modest bargain at ~1,035 EUR/m2, but not exceptional for the area. Only mild wow from the surrounding mountain nature setting. No standout interior, view, or architectural character.

Updating, not renovation
€17,000 – €24,000

Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.

Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.

Materials only, work you may do yourself€6,000 – €9,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

What worries us about this house
  • Dated interiors with 90s-era finishes, tiled floors and old kitchen
  • No lake/sea view; balcony overlooks neighboring buildings and garages
  • Energy class not provided

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 72/100

The cluster is in the Val Seriana under the Bergamasque Alps, with steep wooded slopes rising close to the settlements and the upper valley narrowing toward the Orobie. The Serio river runs down the valley. The Parco delle Orobie Bergamasche begins a short distance to the north and east, covering much of the high ground above the valley. The nearest ski lifts are in the Presolana and Colere area, roughly 25–40 minutes by road depending on the lift. Clusone is the nearest larger centre, with a substantial historic core and services for the upper valley. The area is known for alpine valley landscapes, pasture and woodland, and as one of the access valleys toward the Orobie peaks.
