Renovated 95m2 apartment at €579/m2 vs €650/m2 baseline — ~11% below median. Move-in ready condition, so no renovation budget needed. Includes elevator, cellar, attic, two balconies, and 13 photos support the listing. Fresh listing (2 days). Energy class G noted in description (not a habitability issue). Solid, fairly-to-well-priced turnkey unit; only minor caveat is thin discount margin versus baseline.
More on the house and the area
Standard 95sqm apartment in Biella at a low price (579 EUR/m2), which reflects the dated, unremarkable condition rather than any special appeal. Interior shows aged wooden kitchen units, old parquet, marble-chip flooring and mismatched vintage furniture. Exterior is a plain yellow apartment block on a hillside street lined with garages. Balcony views show neighboring buildings, parked cars and rubbish bins. No standout interior, architecture, location or nature. The cheap price alone doesn't create a wow effect given the ordinary product.
The listing and its photos show a house you can move into. Anything you spend beyond the price is your choice, not a repair.
- Dated interior with old-fashioned wooden cabinetry and furnishings
- Energy class G (poor efficiency)
- Views are of ordinary residential buildings and bins
- "Renovated" claim contradicted by dated photos
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The Biellese sits at the foot of the Pennine Alps, with the first prealpine ridges and valleys immediately north of Biella. The Cervo and Elvo valleys begin within a few kilometres, and the Serra d'Ivrea, a long morainic ridge left by the ancient Balteo glacier, lies close to the south-west. The Oasi Zegna starts above Trivero in the upper mountains of the province, within roughly this radius from Biella's northern side, with marked mountain roads and high pastures. The nearest ski area is Bielmonte in the Oasi Zegna, about 30 to 40 minutes by road. Biella is the main town of the area and has the full range of services; the hilltop borgo of Biella Piazzo preserves the historic upper town reached by the funicular. The area is known for its long textile tradition, for wool mills along the mountain watercourses, and for the Santuario di Oropa in the mountains above the city, a major religious complex and a UNESCO World Heritage component within the Sacri Monti system.
