Why this price is what it is

At €80,000 (€410/m²), the house looks inexpensive initially, but renovating 195 m² at about €700/m² brings the effective cost to roughly €1,110/m²—far above the local €429/m² benchmark. The garden, garage, cellar and panoramic setting are positives, but the scale of works makes this weak value.

More on the house and the area
What the photos show

This is a substantial, roofed townhouse with a small fenced garden, balcony, heating, cellar and usable rooms rather than an empty shell. Its old shutters and traditional layout offer some character, but the setting is ordinary and the interiors are worn, dated and in need of significant updating.

Minimum to live in it€350–500/m²
€68,000 – €98,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€39,000 – €69,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • The interiors are functional but very dated and clearly need renovation.
  • Only one bathroom is shown for a large 195 sqm house.
  • The house sits directly on a road beside an industrial-looking area, limiting the visual appeal.
  • No kitchen is clearly shown in the gallery.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 72/100

The Maiella massif rises immediately to the south-west, with the lower slopes and gorges of the Maiella foothills within this area. The Pescara River valley runs nearby, and the Tirino valley is not far inland. Maiella National Park begins a short distance inland on the mountain side. The nearest ski lifts are on the Passolanciano side of the Maiella, roughly a 30–40 minute drive. Chieti is the nearest town of size, with services and a historic centre, and Pescara is the main city on this side of Abruzzo for rail links, shopping and the airport. The area is known for the Maiella mountain landscape, hill villages on the edge of the massif, and olive-growing and vineyard country between the mountains and the Adriatic.
