What it really costs

Livable, but something basic is worn out

Why this price is what it is

At €75,000 (€341/m² before works), the two 55 m² apartments need substantial renovation, bringing the estimated effective cost to roughly €1,041/m²—well above the €374/m² local comparison level. The beachfront setting 150 metres from the sea is valuable, but the listing ambiguously presents 220 m² as land while describing only 110 m² of built space.

More on the house and the area
What the photos show

This is a real, usable seaside villa with two apartments, generous tiled verandas, mature Mediterranean planting, and attractive exposed-beam ceilings. The 150-meter proximity to the beach and private garden add strong lifestyle appeal, although the interiors are dated and need meaningful refurbishment rather than simple cosmetic updates.

€77,000 – €110,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€44,000 – €77,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Needs renovation, with dated kitchens and bathrooms plus visible damp or staining in some rooms.
  • The property is divided into two small apartments, which may suit guests or rental but feel less like one unified family home.
  • Condominium setting and access/maintenance arrangements should be checked carefully.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 41/100

The cluster is on the Ionian coast at Augusta, on a low shoreline with the large natural harbour of Augusta and the sea immediately beside the built-up area. The mouth of the Simeto valley and the flat Catania plain lie to the north. Siracusa is the nearest major historic city, with the archaeological park and the old island centre of Ortigia. Mount Etna is visible in the wider area and the main access points on the south side are around 1 to 1.5 hours by road, but it is outside the 15 km landscape. This stretch of coast is also known for the heavy industrial and port zone between Augusta, Priolo and Melilli.
