At €35,000 for 65 m², this farmhouse already costs €538/m², above the local €373/m² reference; full restoration at about €1,100/m² brings the effective cost near €106,500, or €1,638/m². It is legally registered as a dwelling and has a garden, but the description indicates major work, no bathroom is listed, and the remote mountain setting limits value.
More on the house and the area
This independent stone farmhouse has exceptional Alpine character, traditional wooden roof trusses, and a genuinely spectacular mountain setting surrounded by forests and pasture. However, it is a raw renovation project rather than a usable home: the roof is badly compromised, interiors are unfinished, and there is no bathroom.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€26,000 – €38,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Major renovation required, including the visibly deteriorated roof structure.
- No bathroom is present, and utilities or kitchen condition are not shown.
- Remote mountain setting may mean difficult access and higher renovation costs.
- The interiors are raw and currently uninhabitable.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster is in the Valle d’Aosta, with high Alpine relief on both sides of the Dora Baltea valley and side valleys rising quickly toward the Graian Alps. The Dora Baltea runs through the valley floor. The Parco Nazionale del Gran Paradiso begins a short distance to the south in the valleys above Villeneuve and Introd. The nearest ski area is Valgrisenche, reached by road in roughly 25–35 minutes; the lifts of Pila above Aosta are also within about 30–40 minutes. Aosta is the nearest town of size, with full services and a substantial Roman centre including the Arch of Augustus, the theatre and city walls. Avise and Saint-Nicolas nearby are known for castles and historic village nuclei, and the area is part of the main corridor of the upper Dora Baltea valley with vineyards on some of the sunnier slopes.
