Condition not stated in the listingSee what needs doing and what each job costs
At €445/m², the purchase price is attractive, but allowing roughly €700/m² for the unspecified renovation brings the effective cost to about €1,145/m², well above the local reference of €562/m². The historic-center setting, terrace and private 30 m² garden add appeal, but the listing does not say whether the house is currently habitable.
More on the house and the area
This is a genuine, spacious mountain-village home with a beautiful Trentino setting, traditional cobbled lanes, balconies, timber details, and impressive valley and mountain views. The house appears structurally usable rather than a ruin, but its dated finishes, old kitchen, worn surfaces, and visible cracks mean it needs a real refresh before becoming a dream home. At €49,000 for about 110 sqm, the price adds strong bargain appeal.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€22,000 – €39,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Interiors are dated and need substantial cosmetic updating, especially the kitchen and floors.
- Visible wall cracks and damp-looking exterior areas warrant a technical inspection.
- The home is in a steep historic-center setting with narrow pedestrian access and limited apparent parking.
- Only one bathroom is shown for a four-bedroom layout.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 74/100The cluster is in the eastern Trentino mountains, in the Tesino basin, with the Lagorai chain and the Cima d’Asta group within the surrounding 15 km landscape. The area is cut by the Torrente Grigno system and sits close to the headwaters and wooded valleys that descend toward the Valsugana. Much of the surrounding high ground falls within or against the Parco Naturale Paneveggio – Pale di San Martino on the eastern side of the basin. The nearest ski area of note is Passo Brocon, roughly a 20–25 minute drive, with local lifts and winter access for the Tesino plateau. The nearest larger town is Borgo Valsugana, which has a railway station, shops and services in the Valsugana corridor. The area is known for mountain pasture, forest, and small historic settlements of the Tesino plateau.
