At €46,000 (€130/m²), the 355 m² townhouse appears inexpensive, but estimated total cost including habitable-condition work is about €117,000, or €330/m²—only modestly below comparable local stock at €345/m². The description is very sparse and does not mention bathrooms, while Balmuccia is a remote inland location with no clear tourism or coastal premium.
More on the house and the area
A large traditional mountain-village townhouse with charming wooden shutters, a decorative lantern, and a genuinely scenic wooded hillside backdrop. It is described as habitable with autonomous heating and a kitchen, but the lack of interior and bathroom photos makes livability difficult to confirm; the worn facade suggests at least cosmetic renovation.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€23,000 – €40,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- The gallery shows almost no interior detail, so the claimed habitable condition and kitchen cannot be independently verified.
- No bathrooms are listed in the facts, which is a major practical uncertainty.
- The facade has widespread peeling plaster and maintenance wear; budget for refresh and possible systems work.
- The property is on a narrow village street, with no clearly shown private garden or parking.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 70/100Balmuccia sits at the confluence of the Sermenza and Sesia rivers in the upper Valsesia. The cluster is in a narrow alpine valley of the Pennine Alps; steep, wooded slopes and pasturelands rise on both sides within about 15 km. The Sesia River runs through the valley and the upper Sesia is known locally for whitewater kayaking and rafting. The valley above leads toward the Monte Rosa massif and higher alpine terrain; parts of the upper valley are within the Parco Naturale Alta Valsesia (protected high-mountain area). Nearest town of size is Borgosesia to the south, which provides shops, services and regional road links. Nearest downhill ski lifts are in the Monterosa Ski area (Alagna/Gressoney/Champoluc), reached by road up the valley and side valleys (roughly 40–70 minutes' drive depending on destination). Land use near the cluster is mixed woodland, meadows and small-scale agriculture.
