At €1,650/m², the €99,000 asking price is far above the local €636/m² reference, even allowing about €12,000 for habitable-condition upgrades. The sea location, double parking space and €5,400 annual rent add value, but the apartment is leased until 31 August 2028, limiting immediate personal use.
More on the house and the area
This is a solid, clearly usable apartment with balconies, a double parking space and a practical habitable interior. Its main appeal is lifestyle proximity to the sea, but the dated finishes, ordinary surroundings and current tenancy prevent it from feeling like a dream Italian home.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€4,000 – €7,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Currently rented until August 2028, so it is not immediately available for owner-occupation.
- Interiors are habitable but noticeably dated and would benefit from cosmetic modernization.
- The photos show a dense residential setting; the advertised proximity to the sea is not visually confirmed.
- Energy class F and an older 1970s building may mean higher running or upgrade costs.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 48/100This is on the Tyrrhenian coast south of Rome, with sandy shoreline and the mouth area of the Fosso di Campo di Carne and other coastal watercourses nearby. The coast here is part of the low Agro Romano littoral, with flat ground, dunes in stretches, pine woods and reclaimed farmland behind the beaches. Tor Caldara Regional Nature Reserve is nearby along the coast toward Anzio. The Alban Hills rise inland to the northeast but are outside the immediate 15 km landscape. The nearest large urban centre is Rome, and the built-up coastal belt between Torvaianica, Ardea marina and Anzio is a continuous residential and holiday-settlement strip in parts. Ancient Ardea is known for its archaeological area linked to the Rutuli and early Latium.
