At €69,000 for 170 m² (€406/m²), this habitable farmhouse is already priced above the local €260/m² benchmark; allowing roughly €200/m² for updates puts the effective cost near €606/m². The strong size, garage, garden, terrace and 45 photos support it, but the price is not a standout bargain in Trana.
More on the house and the area
This is a genuinely livable 170 sqm home with a functioning kitchen, bathroom, heating, bedrooms, and ample practical space, including a garage. Its appeal is more about generous Italian farmhouse living and affordability than spectacular beauty: the interiors are ordinary and dated, with only modest character from the arched ceilings, traditional furniture, and timber details.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€11,000 – €19,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Interiors are clean and usable but dated, with older floors, bathroom finishes, and furnishings.
- The garage/courtyard areas are rough and utilitarian rather than polished.
- The advertised garden, balcony, and terrace are not clearly shown in the gallery, so their quality is uncertain.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 68/100Cumiana sits at the foot of the Cottian Alps, where the plain around Pinerolo rises into the first wooded valleys and ridges of the lower Chisone-Sangone area. The Noce stream runs through the area and the Chisola rises nearby on the slopes above the town. The Monte Tre Denti–Freidour Regional Natural Park lies partly in the commune, protecting the wooded ridge between Cumiana and Val Noce. The nearest substantial mountain skiing is in the upper Val Chisone around Pragelato and Sestriere, roughly an hour or more by road, so it is not part of the immediate landscape. Pinerolo is the nearest town of size, with a full set of services, a railway connection and a historic centre. The area is known locally for its position between the Turin plain and the first Alpine valleys, with chestnut woods, lower mountain pastures and walking routes on Monte Freidour and Tre Denti.
