In the listingHabitable- Sold at judicial auction
- Only a share of the property is for sale
See what needs doing and what each job costs
The €4,224 price buys only a timeshare right covering 56/1000 of the apartment and two weeks per year, not full ownership of the 43 m² home. It is also being sold through a judicial auction, so this is unsuitable for buyers seeking a normal livable property.
More on the house and the area
The staged interiors look clean and contemporary, but they are generic and do not show a distinctive Italian home, real view, or compelling exterior. The underlying asset is habitable according to the description, yet the purchase provides only two annual weeks of use, making it a very limited lifestyle opportunity rather than a home someone could realistically live in.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€3,000 – €5,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- This is a timeshare-style right limited to two weeks per year, not ownership of the apartment.
- The listing states that the images are indicative and not photographs of the actual property.
- The €4,224 price is therefore not the price of a fully owned 43 m² home; verify fees, use rights, and the auction conditions.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 88/100The cluster is in the Maratea area on the Tyrrhenian coast, with the southern Lucanian Apennines rising directly behind the shore. It sits on the Gulf of Policastro, where a rocky coast with coves and short beaches is broken by headlands such as Capo la Secca and the slopes above Acquafredda, Cersuta and Castrocucco. The coast here is included in the Costa di Maratea, the only Tyrrhenian stretch of Basilicata, and the inland relief quickly becomes wooded mountain terrain. The Sirino massif is inland to the northeast, and the nearest ski area is Monte Sirino, roughly an hour's drive depending on the exact starting point. Maratea itself is the local service town and has a historic hill town, a port, rail access on the coastal line, and the Christ the Redeemer statue on Monte San Biagio above the sea. The area is known for its indented coast and for being Basilicata’s Tyrrhenian seaside centre.
