See what needs doing and what each job costs
The €3,360 price buys a timeshare right for only one week per year, not full ownership or a legally usable home, and the listing is being sold through an auction process. The description also conflicts with the recorded zero bathrooms and says the images are not real property photos.
More on the house and the area
The interiors appear clean, modern, and usable, with a fitted kitchenette, finished flooring, and a good-quality bathroom, but they are generic rather than characterful or visually striking. The claimed Maratea setting and panoramic terrace could add appeal, yet neither is convincingly shown here—and this is a one-week annual usage right, not a home someone can actually own and live in.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€3,000 – €5,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- This is not ownership of the apartment: it is a timeshare right for one fixed week per year.
- The listing states that the photos are indicative and do not show the actual property.
- No genuine sea or panoramic view is visible in the provided photos.
- The €3,360 price likely excludes ongoing condominium, resort, and timeshare costs.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 88/100The cluster is in the Maratea area on the Tyrrhenian coast, with the southern Lucanian Apennines rising directly behind the shore. It sits on the Gulf of Policastro, where a rocky coast with coves and short beaches is broken by headlands such as Capo la Secca and the slopes above Acquafredda, Cersuta and Castrocucco. The coast here is included in the Costa di Maratea, the only Tyrrhenian stretch of Basilicata, and the inland relief quickly becomes wooded mountain terrain. The Sirino massif is inland to the northeast, and the nearest ski area is Monte Sirino, roughly an hour's drive depending on the exact starting point. Maratea itself is the local service town and has a historic hill town, a port, rail access on the coastal line, and the Christ the Redeemer statue on Monte San Biagio above the sea. The area is known for its indented coast and for being Basilicata’s Tyrrhenian seaside centre.
