What it really costs

Move in as it is
Condition not stated in the listingSee what needs doing and what each job costs
At €950/m², the €95,000 asking price is already far above comparable local stock around €391/m²; allowing roughly €200/m² for the stated good-but-not-renovated condition raises the effective cost to about €1,150/m². The central Sulmona location and B&B potential add value, but the listing gives conflicting size figures (100 m² versus 80 m² plus an 80 m² cellar) and omits key technical details.
More on the house and the area
A charming, genuinely livable Sulmona home with a characterful original fireplace, traditional terrazzo and patterned floors, a fitted kitchen, two bedrooms, and a warm lived-in atmosphere. It appears in good overall condition rather than being a renovation project, though the interiors are dated and the lack of outdoor space or views limits the dream factor.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€7,000 – €11,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- No exterior, garden, terrace, or wider views are shown.
- The home is comfortable and usable but has dated finishes and a very narrow bathroom.
- The advertised layout and cellar size should be verified during inspection.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 74/100The cluster is in the Peligna basin with the Morrone massif and the Majella visible at short range, and the edges of the Sirente Velino and Abruzzo, Lazio e Molise mountain systems also shape the wider basin. The Gizio river runs through Sulmona and the Aterno valley is close by. Majella National Park begins just east of the basin, with access from Pacentro and the slopes above Campo di Giove well within about 15 km. The nearest ski area is Passo San Leonardo on the Maiella side above Pacentro, roughly a 25 minute drive, while Campo di Giove is also close on the same mountain system. Sulmona is the main town of the area and has a substantial historic centre, cathedral, aqueduct, rail station and full services. Pacentro, just outside Sulmona, is listed among I Borghi più belli d'Italia. The area is known for confetti sugared almonds and for a basin landscape of enclosed mountains and hill villages.
