At €213/m² the purchase price looks attractive, but the listing says the house must be adapted and does not state its current condition; with estimated renovation at €700/m², the effective cost is about €913/m² versus a local reference of €407/m². Energy class G and only one bathroom for up to eight bedrooms add practical concerns.
More on the house and the area
A generous hillside townhouse with a sunny yellow exterior, private garden, wooded surroundings, garage/parking, and an additional 1,575 sqm woodland plot. The house is roofed and broadly usable, with a functioning kitchen, bathroom, bedrooms, and extensive space, but interiors are very dated and parts need significant renovation rather than simple cosmetic refreshment.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€62,000 – €110,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Substantial updating and renovation appear necessary, especially in the large unfinished-looking living space.
- Only one bathroom is shown for a very large 314 sqm house.
- Visible damp staining, dated finishes, energy class G, and possible heating/infrastructure costs require checking.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 68/100The cluster sits in the upper Agno valley at the foot of the Piccole Dolomiti, with prealpine ridges closing the valley to the north and west. The Agno runs through Valdagno. The Parco Naturale Regionale della Lessinia lies to the southeast beyond the nearest ridges, but not in the immediate valley. The nearest ski area is Recoaro Mille in the Recoaro Terme area, roughly 20–30 minutes by road from Valdagno. Schio is the nearest larger town, and Vicenza is the main provincial city for services, rail connections, and major monuments. Recoaro Terme, a short drive up the valley, is known for its mineral springs and for access to the Piccole Dolomiti around the Carega group. The area is known for its industrial valley settlements and for mountain walking in the upper valley toward Campogrosso and the Piccole Dolomiti.
