At €90,000 (€1,125/m²), this is already 69% above Mondovì’s €667/m² comparison level; allowing about €200/m² for the unspecified condition brings the effective cost to roughly €1,325/m². The apartment has a private garden, garage and cellar, but the listing omits its condition and building age and warns that some photos are digitally reworked, weakening support for the premium.
More on the house and the area
A practical two-bedroom apartment with a genuinely attractive view across Mondovì’s hillside town and a rare private garden. The structure appears solid and usable, but the real interiors are dated and partly unfinished, with the polished furnished images representing potential rather than the current condition.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€5,000 – €9,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Several interior images are digitally staged; the actual apartment appears largely empty and needs furnishing.
- The kitchen appears unfinished or absent in the real photos, despite the description mentioning a kitchenette.
- One bathroom is dated, and the apartment is in a conventional multi-unit building with likely condominium costs.
- Energy class F.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 68/100The cluster is in the Monregalese at the meeting point between the first Maritime Alpine valleys and the lower hills that run into the Tanaro plain. The Ligurian Alps and Maritime Alps are close to the south and west, with the valley entrances around Villanova Mondovì and Roccaforte Mondovì leading toward the mountain basin of Frabosa and Artesina. The nearest ski lifts are the Mondolè Ski area around Prato Nevoso, Artesina and Frabosa Soprana, roughly 20–30 km away and usually about 30–45 minutes by road depending on the exact start point. Mondovì itself is the nearest town of size, with a substantial historic upper town, services, shops and rail links. The area is known for the transition from Piedmontese hills to the Alpine valleys, for hazelnut and mixed farming country to the north, and for access toward the cave area of Bossea farther up the valley.
