Why this price is what it is

At €80,000 (€412/m²), the 194 m² palazzo needs broad modernization and completion work, bringing estimated all-in costs to about €1,112/m² versus €375/m² for comparable local stock. Central Acireale, 1 km from the sea, terraces and a garage add value, but the renovation burden is substantial and the listing data conflicts with its detailed room description.

More on the house and the area
What the photos show

This is a substantial three-level Sicilian townhouse with traditional tiled floors, ornate furnishings, balconies, small terraces, a courtyard, and garage space. It appears fundamentally usable rather than a ruin, but the interiors are old-fashioned and the stairwell still needs completion, so it is a renovation-and-refresh project rather than a ready-made dream home. At €80,000 for roughly 194 sqm near the center and the sea, the size and price are the main attraction.

Minimum to live in it€350–500/m²
€68,000 – €97,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€38,000 – €68,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

What worries us about this house
  • The interior is clearly dated and needs a general modernization.
  • The central stairwell is partially unfinished, with visible rough surfaces and maintenance issues.
  • The dense urban setting offers little privacy, garden space, or scenic outlook.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 55/100

The cluster is on the Ionian side of eastern Sicily, on the lava terrace between Mount Etna and the sea. The Timpa di Acireale, a protected coastal escarpment and nature reserve, is within the area, with basalt cliffs and Mediterranean scrub above the shoreline. Mount Etna is the dominant mountain landscape inland, and the lower eastern slopes begin close to the town. The coast here is rocky rather than sandy, with small lava inlets at Santa Maria la Scala and the Cyclops Riviera around Aci Trezza a little to the south. The nearest ski lifts are on Etna, roughly an hour to Piano Provenzana or Rifugio Sapienza depending on road conditions. Catania is the nearest large city, with the airport, major rail links, a university and full urban services. Acireale itself is known for its Baroque centre and for the Carnival of Acireale.
