What it really costs

At €74,000 (€679/m²), this 109 m² apartment is already about 24% above comparable local pricing; allowing roughly €21,800 for its semi-renovated condition brings the effective cost to about €879/m². The central Chieti location, balconies, cellar and panoramic view add appeal, but the price is high for a Class G home needing further work.
More on the house and the area
A bright, beautifully presented apartment with a stylish renovated interior, generous living space, modern kitchen, and two usable balconies. The panoramic views over Chieti’s hills, olive groves, rooftops, and distant mountains add genuine dream-home appeal, while the habitable condition makes it a realistic home rather than a renovation project. Its main limitation is that it remains a conventional 1960s apartment without historic character, private land, or a standout exterior.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€7,000 – €12,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Energy class G may mean higher heating costs.
- The 1960s building and balconies may need future maintenance.
- Only one bathroom for a 109 sqm, two-bedroom apartment.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 58/100The cluster is in the hills around Chieti, with the Maiella massif visible inland and the Adriatic coast around Pescara and Francavilla al Mare within about 15 km. The Pescara River runs nearby at the foot of the Chieti hill. Chieti is the nearest town of size and has a substantial historic centre on a ridge, Roman remains including a theatre, museums and the usual full set of services. The Maiella National Park is farther inland and does not fall inside the immediate area. This part of Abruzzo is known for cultivated hills with olive groves and vineyards between the Apennine foothills and the coast.
