At €60,000 (€619/m²), this habitable 97 m² mountain house appears expensive versus comparable Piemonte stock around €333/m²; allowing roughly €19,400 for standard updates brings the effective cost to about €818/m². Garage, heating, terraces and 26 photos are positives, but the remote location and high effective price limit the deal.
More on the house and the area
This is a genuinely habitable alpine village home with exceptional traditional character: warm wood-paneled rooms, exposed beams, old furnishings, a balcony/terrace, and dramatic mountain surroundings. It is not a polished turnkey retreat—the exterior is weathered and the kitchen and bathroom are dated—but it appears to be a real, furnished house that could be lived in immediately while being gradually refreshed.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€6,000 – €11,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- The exterior masonry, roof edges, terrace canopy, and stairs look weathered and may need maintenance.
- Interiors are clearly usable but very dated, with basic kitchen and bathroom finishes.
- The home sits directly beside a village road, so privacy and outdoor space appear limited.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 84/100The cluster is in the upper Anzasca Valley in the Pennine Alps, with Monte Rosa at the head of the valley. The Anza river runs down the valley. Macugnaga and the Monte Rosa east face are within about 15 km, and the valley is one of the main access routes to that mountain group. The Alta Valle Antrona Nature Park begins nearby to the west, with alpine side valleys and reservoirs. The nearest ski lifts are at Macugnaga, roughly a 20-minute drive, with access to the Belvedere and Monte Moro areas. Domodossola is the nearest larger town, with rail services, shops and hospitals, about 35 km down-valley. The area is known for Walser settlements and alpine stone-and-wood villages linked to high-pasture routes.
