What it really costs
Can you move in?
Move in as it is
Condition not stated in the listingSee what needs doing and what each job costs
At €52,000 (€1,300/m²), plus modest maintenance estimated at about €300/m², the effective cost is roughly €1,600/m²—well above the local €736/m² reference. The central Piombino location, sea access, and 40 m² layout add appeal, but the G energy rating and current tenancy limit the value.
More on the house and the area
A genuinely usable, furnished one-bedroom apartment with a full kitchen, bathroom, bedroom and small extra room, rather than a renovation shell. Its central Piombino location near the sea is appealing, but the interiors are plain and dated, with visible maintenance needs and little architectural character.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €300/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€4,000 – €7,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- The apartment is currently rented, so immediate owner occupancy may not be possible.
- It needs maintenance and has dated finishes, especially the kitchen and bathroom.
- Only 40 sqm with a compact layout; energy class G.
- No sea or town view is visible in the photos.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The inland landscape rises into the low hills of the Colline Metallifere. The town sits on the Tyrrhenian Sea on the Gulf of Follonica with the Bay of Baratti and several beaches and small headlands within 15 km. The Parco Nazionale dell'Arcipelago Toscano (marine and island national park) lies offshore and Piombino is the mainland ferry gateway to Elba. The Parco archeologico di Baratti e Populonia (Etruscan necropolis and archaeological area) is immediately to the south of Piombino within a few kilometres. There are protected coastal stretches and pinewoods nearby, including the Pineta di Rimigliano and local coastal reserves. Piombino is a commercial port with regular ferry services to Elba and has cargo port infrastructure and a large former steelworks/industrial complex and associated harbour facilities. No city larger than Piombino lies within 15 km; the nearest larger mainland cities are Livorno and Grosseto at roughly 60–70 km. The area is known for its Etruscan archaeology, ferry connections to Elba and for being a working port and industrialised harbour zone.
