At €18,000 for 130 m², the purchase price is only €138/m², but the farmhouse is an ex-stable requiring complete renovation. Adding an estimated €143,000 renovation cost brings the effective cost to about €1,238/m², far above the €317/m² local comparison level.
More on the house and the area
This is a photogenic old Veneto farmhouse with weathered brick pillars, a broad tiled roof, and substantial exposed timber character. However, it is an ex-stable and completely uninhabitable shell rather than a usable home, despite having an approved residential-conversion project; the €18,000 price is appealing mainly as a renovation opportunity.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€51,000 – €76,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Former stable and completely to renovate; currently not habitable.
- Interiors are raw agricultural spaces with old stalls, damaged finishes, and visibly aging roof structure.
- No kitchen or usable bathroom is shown; renovation costs, utilities, and project feasibility need careful verification.
- Shared courtyard and nearby non-contiguous plots may limit privacy and practical use.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 66/100The cluster sits on the northern edge of the Venetian plain at the foot of the first relief of the Vicenza pre-Alps. The Brenta runs just east of Nove, and Bassano del Grappa is the nearest substantial town, with a walled historic centre, the Ponte degli Alpini and services of a small city. Monte Grappa rises within this radius as the dominant massif to the north-east, with wartime memorial sites on the mountain and road access up to the high slopes; the main ski lifts of the Grappa area are around Camposolagna and the Monte Grappa sector, roughly 30–45 minutes by road depending on the access point. The area is known for ceramics: Nove is one of Italy’s established pottery centres, and Bassano is associated with grappa and the Brenta valley routes toward the Alps.
