A five-cone trullo complex in original, unrestored state near San Vito dei Normanni. The multiple dry-stone conical roofs with a distinctive tall pinnacle are genuinely picturesque and the cluster reads as authentic Puglian rural architecture. Set among olive groves, almond and fig trees on 6,331 sqm of red Salento earth, giving strong land value at €65k. However, the property is effectively a ruin: crumbling walls, collapsed sections, overgrown vegetation, prickly pear taking over. The 'sea-view' and 'panoramic' tags are not supported by the images. Real charm and restoration potential, but the wow is in the raw heritage character and the price-per-land bargain rather than any move-in appeal.
- Complete ruin — roofs and walls in advanced decay, requires full reconstruction
- No sea view despite listing tag; surrounded by farmland and olive groves
- No utilities, interiors gutted; described 'interior features' not visible in photos
- Watermarked agency photos only
The area around
Location score 55/100This is the inland Salento plain of olive groves and small fields between the Adriatic side and the Murge. The nearest coast is the Adriatic around Torre Santa Sabina and Ostuni Marina, about 15 km away. Ostuni is the nearest town of size; it has a large historic centre on a hill and is known as the Città Bianca. The Itria Valley with trulli towns such as Ceglie Messapica, Cisternino and Martina Franca lies within the wider surrounding area to the northwest, but the immediate 15 km radius is mainly agricultural countryside and small towns. This part of the province is known for olive oil and rural masserie.
