What it really costs

Condition not stated in the listingSee what needs doing and what each job costs
At €90,000 (€542/m²), the required renovation adds roughly €116,200, bringing the effective cost to about €1,242/m² versus €335/m² for comparable Piemonte stock. The generous layout, garden, rustic building and parking are positives, but the asking price is difficult to justify for a house explicitly requiring renovation.
More on the house and the area
A characterful Piedmontese village house with a handsome stone-and-plaster façade, deep traditional balcony, exposed timber eaves, mountain backdrop and a genuinely pleasant private garden. Inside it is a complete, roofed and usable home with kitchen, two bathrooms and generous rooms, but the dated interiors and stated renovation requirement keep it below dream-home territory.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€33,000 – €58,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- The property is explicitly sold as needing renovation, with dated kitchens, furnishings and finishes.
- The exterior upper-floor access is via an outdoor staircase and balcony.
- The photos do not establish the condition of utilities, heating, roof structure or electrical systems.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 78/100The cluster is in the hills immediately above Verbania on the west side of Lake Maggiore. Lake Maggiore lies within about 10 km, with the Borromean Gulf and the Borromean Islands off Stresa and Pallanza. The lower Lepontine Alps and the Val Grande massif rise just inland. Val Grande National Park begins a short distance to the northwest and is the main protected landscape of this part of the province. The nearest ski area is Mottarone, roughly an hour by road depending on the exact starting point. Verbania is the nearest town of size, with ferry connections on Lake Maggiore, lakeside districts, and the Villa Taranto botanical gardens. The area is known for the Lake Maggiore shore, chestnut and beech woods on the inland slopes, and access into the wild valleys of Val Grande.
