At €1,250/m², even allowing about €250/m² for the stated small upgrades, the effective cost is roughly €1,500/m² versus €481/m² for similar regional stock. Proximity to Lerici and the independent layout help, but no garden, public parking, and limited property details do not justify this premium.
More on the house and the area
This is a genuine, roofed and usable small house in a pleasant Ligurian hillside setting, with a tidy pink exterior and a little entrance terrace. The living areas have floors, bathroom fixtures, heating and electricity, but the interiors are plain and dated, while the cellars are rough and damp. It is more of a practical renovation opportunity near Lerici than a dream-home showstopper.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €250/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€5,000 – €9,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Interiors are very dated and largely empty, with no kitchen visible in the gallery.
- The basement/cellar areas show damp, rough masonry and will need substantial cleanup or renovation.
- Only one bedroom and one bathroom are documented; the second bedroom is merely a possibility.
- No private garden or meaningful view is shown.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 69/100The cluster is in the lower Magra plain between the Ligurian Sea and the Apuan Alps. The Magra River and the plain at its mouth are the main landscape feature within reach. The Montemarcello-Magra-Vara Regional Park is partly within this area, including the lower river and the promontory above Bocca di Magra. The nearest coast is the mouth of the Magra with the beaches and shore around Marinella and Fiumaretta, and Lerici is just beyond the plain. The Apuan Alps rise just to the east, with marble country around Carrara within short driving distance. Sarzana is the nearest town of size and has a substantial historic centre and the Fortezza Firmafede. The area is known for the Magra estuary, nearby seaside settlements, and as the transition zone between eastern Liguria and northern Tuscany.
