The €90,000 asking price looks low at €391/m², but the shell still needs internal partitions and substantial finishing: estimated all-in cost is about €251,000, or €1,091/m², versus roughly €570/m² for comparable Lazio homes. The 11,000 m² of surrounding land adds value, but the listing does not say whether utilities, permits, and final residential compliance are in place.
More on the house and the area
The hillside setting is attractive, with broad green valley and mountain views, surrounding woodland, and substantial outdoor space. However, this is a bare reinforced-concrete and brick shell rather than a usable farmhouse: interiors have unfinished floors and walls, with no visible bathroom, kitchen, or living facilities. The strong setting cannot overcome the major renovation burden.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€46,000 – €81,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Empty unfinished shell requiring a full build-out, including partitions, finishes, kitchen, bathrooms, utilities, and likely windows/doors.
- Rural hillside access and infrastructure connections should be verified.
- Large 230 sqm project at €90,000 may require substantial additional investment beyond the purchase price.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster is in the Liri valley with the Abruzzo-Lazio Apennines close around it, and the Monti Ernici rise immediately to the west. The Fibreno and Liri rivers run through this area, with the river plain opening between mountain slopes and cultivated land. The Parco Nazionale d'Abruzzo, Lazio e Molise begins within this radius to the east around the Forca d'Acero side. Sora is the nearest town of size and has a full small-city centre, rail links and services. Isola del Liri, a few kilometres away, is known for the waterfall formed by the Liri in the middle of the town. This part of southern Lazio is known for mountain valleys, river landscapes and access toward the national-park area.
