At €90,000 (€545/m²), the full renovation of the 165 m² house—including systems, floors and roof—could add roughly €181,500, producing an effective cost near €1,645/m² versus €659/m² for comparable homes. The central Pistoia location, private courtyard and parking help, but the deep renovation burden makes this expensive as a finished-home project.
More on the house and the area
The townhouse has genuine historic character, with old exposed beams, brick-and-stone walls, arched openings and traditional detailing. However, the beautiful finished interiors are renderings, while the actual property is a raw, dusty renovation shell with unfinished rooms and major works needed before it can be lived in.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€65,000 – €97,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Complete renovation required throughout, including systems, floors/ceilings and roof.
- Many of the attractive living-room, kitchen, bedroom and bathroom images are illustrative renderings, not the current condition.
- No usable kitchen or bathroom is shown in the existing-condition photos; budget and structural checks are essential.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 55/100This is in the built-up area of Pistoia, on the plain between Monte Albano and the first slopes of the Tuscan-Emilian Apennines. The Ombrone Pistoiese crosses the city. The nearest mountain area is Abetone on the upper Apennine, with ski lifts roughly an hour to an hour and a half away by road depending on the exact lift. Pistoia itself is the nearest town of size and has a substantial historic centre with the Piazza del Duomo, the cathedral of San Zeno and the Ospedale del Ceppo. The city centre is on the UNESCO tentative list as part of the serial Medici route, but there is no UNESCO World Heritage designation here. The surrounding area is known for plant nurseries and ornamental horticulture.
