At €710/m², the asking price is about 8% below comparable local stock. Allowing roughly €16,800 for light work on a habitable 84 m² apartment brings the effective cost to about €910/m²; the garage, cellar, balcony, terrace and independent heating support a solid but not exceptional deal.
More on the house and the area
A solid, roofed and apparently habitable apartment with a striking Alpine mountain backdrop, large terrace/balcony, garage, cellar, and an attractive detached-house-like exterior. Inside, however, it is cluttered and tired, with peeling paint and dated finishes rather than a move-in-ready dream interior. The setting gives it real appeal, but it is best viewed as a livable home needing refreshment rather than a polished bargain retreat.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€6,000 – €9,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Interiors are clearly dated and need cosmetic renovation, especially repainting and damp/plaster repairs.
- The kitchen and bathroom are functional but basic and worn.
- Aerial imagery suggests close proximity to railway lines and commercial/industrial buildings.
- This is an auction listing, so legal, occupancy, and access conditions require careful checking.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster sits on the Adda river system beside the small Lago di Garlate and close to the Lecco (southeastern) branch of Lake Como. The Prealps rise immediately: Monte Barro and the Resegone massif are within a few kilometres and Parco Regionale del Monte Barro lies inside the local 15 km radius. The Grigne massif is also within about 15 km to the east. The Lecco–Piani d'Erna cable car (access to paths and winter activity areas on Resegone) is reached by a short drive from the lakefront. Nearest town of size is Lecco (provincial capital) which provides a regional train station, hospital (Ospedale A. Manzoni), shops and services; the SS36 state road runs through the Lecco corridor toward Milan and the Valtellina. The area is known for hiking and climbing on the nearby prealpine ridges, lakeside recreation on the Adda/Lake Como system and the historical-literary association of the Lecco area with Alessandro Manzoni's I promessi sposi.
