The €79,000 asking price is €608/m², but allowing about €26,000 for habitable-condition updates brings the effective cost to roughly €808/m²—above the €660/m² local benchmark. It has useful extras including a garage, cellar, balcony and independent heating, but no strong location premium is evident.
More on the house and the area
A genuinely usable, well-kept home with a large private garden, mature olive trees, extensive paved outdoor space, garage, balcony and a traditional fireplace. The interiors are dated and furnished in an old-fashioned style, but the main living areas and bedrooms look move-in ready rather than renovation-dependent. Its 130 sqm size, outdoor space and €79,000 price create strong value, though the roadside setting limits the dream-home appeal.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€9,000 – €14,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- The property fronts a fairly busy-looking road and commercial/industrial area, so the setting is practical rather than idyllic.
- Interiors are clearly habitable but dated, especially the older secondary kitchen and bathroom areas.
- Energy performance and some technical details are not documented.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 58/100The Tiber River runs through the valley below Orte; the town occupies a tuff spur with local cliffs and small ravines typical of northern Lazio. Within about 15 km the landscape is predominantly agricultural: cultivated rolling hills, vineyards, olive groves, patches of woodland and scattered farmhouses. Etruscan and medieval archaeological remains are common in the wider Viterbo area. There is no national or regional park, major lake or coastline within 15 km. No ski lifts are present within the immediate area. Orte itself has a medieval historic centre and a cathedral, a regional rail hub with trains on the Rome–Florence line, and an Autostrada A1 exit; regular trains provide direct connections to Rome and Florence (Rome is the nearest large city for higher-order services).
