What it really costs

In the listingNeeds renovationSee what needs doing and what each job costs
At €70,000 plus an estimated €45,500 renovation, the effective cost is about €1,777/m²—roughly double the €900/m² local benchmark. The historic-center location, balcony, heating, and proximity to the sea add value, but the renovation burden makes this only a fair deal.
More on the house and the area
A 65 m² two-bedroom apartment in Albenga’s atmospheric historic center, with a small balcony and excellent access to the old town, offers genuine Italian-lifestyle appeal. The surrounding medieval architecture is highly photogenic, but the apartment itself needs renovation and its interiors are shown only through hypothetical renders. It is a promising character-home project rather than a move-in-ready dream house.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€13,000 – €23,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Requires renovation; the renderings show a proposed layout rather than the current condition.
- The actual apartment interior and building condition are not documented in the gallery.
- No confirmed private sea view; the beach and aerial images appear to be location imagery.
- Historic-center access, parking, utilities, and renovation permissions should be verified.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 74/100The cluster is on the Riviera di Ponente with the Ligurian Sea and the sandy shoreline of the Albenga plain close by. It sits where the coastal plain meets the Ligurian Alps and the first inland valleys, with the lower Valle del Centa and the Roman town of Albenga as the nearest centre of size; Albenga has a substantial historic core with medieval towers and a cathedral complex. The Isle Gallinara lies just offshore from Albenga. To the west and east, within this stretch of coast, are the resort towns and marinas of Alassio and Loano, and inland the roads climb quickly into olive-growing hills and small villages. This part of western Liguria is known for horticulture on the plain and for olive cultivation on the slopes.
