What it really costs

Condition not stated in the listingSee what needs doing and what each job costs
The asking price is €608/m², modestly below the local €660/m² benchmark, and the garden, large garage, terrace and outdoor space add practical value. However, the listing does not state the condition, and allowing €200/m² for routine works brings the effective cost to about €808/m², above the benchmark.
More on the house and the area
This is a genuine, well-maintained home rather than a renovation shell, with two bedrooms, a usable kitchen, fireplace, extensive paved outdoor space, garden, and unusually generous garage/storage areas. The landscaped grounds and warm exterior give it everyday Italian-home appeal, but the setting beside traffic and commercial activity weakens the dream factor; it is practical and good value rather than spectacular.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€9,000 – €14,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- The house sits immediately beside a road, commercial buildings and the motorway exit, so traffic noise and views may be significant.
- Interiors are clean and usable but distinctly dated, especially the kitchen, bathrooms and furnishings.
- Energy class G and only one bathroom may mean higher running costs and limited practicality for a family.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 58/100The Tiber River runs through the valley below Orte; the town occupies a tuff spur with local cliffs and small ravines typical of northern Lazio. Within about 15 km the landscape is predominantly agricultural: cultivated rolling hills, vineyards, olive groves, patches of woodland and scattered farmhouses. Etruscan and medieval archaeological remains are common in the wider Viterbo area. There is no national or regional park, major lake or coastline within 15 km. No ski lifts are present within the immediate area. Orte itself has a medieval historic centre and a cathedral, a regional rail hub with trains on the Rome–Florence line, and an Autostrada A1 exit; regular trains provide direct connections to Rome and Florence (Rome is the nearest large city for higher-order services).
