Habitable 110 m² apartment near the sea with garage, terrace, heating and 33 photos, but its estimated effective cost is about €1,086/m² versus roughly €550/m² for comparable local homes. The location and condition support the price somewhat, but it is not a strong discount.
More on the house and the area
This is a pleasant, apparently well-kept home in a Sardinian hillside town, with a genuinely attractive view toward the surrounding mountains and rooftops. The listed habitable condition, heating, garage, balcony, terrace, and cellar suggest a practical home, but the lack of interior photography prevents a stronger beauty or livability score.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€7,000 – €12,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- No interior photos are provided, so the claimed habitable condition cannot be verified.
- The listing records zero bathrooms, which may be incomplete but should be confirmed.
- The mountain-and-town outlook is attractive, but the setting is a residential neighborhood rather than a spectacularly unusual location.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100Coastal plain and rocky headlands on Sardinia's south-west tip with Mediterranean maquis and low scrub inland. The municipal territory includes sandy coves and headlands such as Tuerredda and the Malfatano area and the promontory of Capo Teulada. There is a long stretch of open coast with beaches and small bays within a few kilometres. A military firing range (Poligono Interforze di Capo Teulada) occupies land on the southern promontory and restricts access in parts of the headland. The nearby Sulcis district has a mining heritage and local wine production (Carignano del Sulcis) and Porto Pino's dunes and pine woodlands lie to the north of the municipality. Nearest larger service centre is Carbonia (roughly 30–40 km) which provides regional administrative services, a hospital and rail connections; the city of Cagliari is the main regional hub at a longer drive. No ski areas or mountain ranges are within the local 15 km landscape.
