A habitable 180 m² apartment at €30,121, with garage, cellar, heating and terraces, implies roughly €367/m² including a light €36,000 renovation allowance—about 18% below comparable local stock. Its location just 800 m from the sea and the strong practical features make this an unusually attractive Calabria deal.
More on the house and the area
This is a genuinely habitable 180 sqm home with a striking sea view, additional mountain scenery, terrace/balcony space, garage, cellar, and heating. The interiors are plain and dated, with visible damp staining in places, but it is a real usable house rather than a renovation shell. At around €30,000 and only 800 m from the sea, the value is exceptionally attractive if the moisture issues are manageable.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€12,000 – €20,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Visible damp or water staining appears on several ceilings and walls, so the roof and moisture situation need checking.
- Interiors are fully usable but dated and would benefit from cosmetic updating.
- The facts list zero bathrooms despite photos showing bathrooms; verify the official layout and utilities.
- The steep, narrow access lane may be inconvenient for some vehicles.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 68/100The cluster is on the Tyrrhenian coast with direct access to the shoreline of this part of the Riviera dei Cedri. The Coastal Range of western Calabria rises immediately inland, so the setting is a short strip of coast backed by steep hills. The lower valley of the Torrente Malpertuso and nearby coastal ravines cut into the slopes around the settlement. Paola is the nearest larger town in daily use on this stretch of coast, with rail connections, shops and services. This part of the coast is known for beach settlements and for the Arbëreshë presence in some inland communities, including Falconara Albanese.
