The €43,000 asking price looks low at €225/m², but a 191 m² farmhouse needing renovation could require roughly €134,000 of work, bringing the estimated total to about €177,000 (€925/m²). The panoramic Monferrato setting adds some appeal, but the all-in cost is well above comparable local listings.
More on the house and the area
This old Monferrato farmhouse has appealing countryside views, mature trees, open land, and some rustic character in its shutters, brickwork, and timber structure. However, the photos show a heavily deteriorated renovation project with roof damage, exposed structural areas, and no evidence of usable finished interiors. It is more a rural restoration opportunity than a home someone could realistically move into soon.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€38,000 – €67,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- The building appears to need substantial renovation, including roof and structural repairs.
- Interior photos show a largely raw, deteriorated space rather than a livable home.
- Large overgrown grounds may require significant clearing and ongoing maintenance.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 58/100The cluster sits in the low Monferrato hills, with vineyard and cereal country around the villages and no mountain landscape inside the immediate area. The Po is north of here and the Tanaro runs farther south toward Alessandria, but the setting around Mirabello Monferrato is mainly rolling agricultural ground rather than a marked river landscape. Casale Monferrato is the nearest town of size, with a substantial historic centre and services; Alessandria is also close for wider shopping and rail connections. This part of Monferrato is known for wine country and mixed farming, with the wider Monferrato UNESCO wine landscape lying in the region but not centred on this immediate low-hill area.
