What it really costs

Condition not stated in the listingSee what needs doing and what each job costs
At €80,000 plus an estimated €49,700 of updating, the effective cost is about €1,827/m²—more than three times the local €547/m² reference, so the price is weak for an apartment in merely discrete condition. The central, well-served location and balcony add value, but €150/month condominium fees further reduce the appeal.
More on the house and the area
A bright, fully equipped and clearly livable apartment with generous balconies, polished marble-style floors, functional kitchen and bathroom, and abundant storage. Its main appeal is practical city living in Sulmona rather than spectacular scenery or historic character; the interiors are comfortable but dated and fairly ordinary.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€14,000 – €25,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Dated finishes and energy class G suggest future modernization costs.
- The fourth-floor apartment’s elevator access is not confirmed in the gallery.
- €150 monthly condominium fees are relatively significant for this size.
- Urban balcony outlook is pleasant but not a standout view.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 74/100The cluster is in the Peligna basin with the Morrone massif and the Majella visible at short range, and the edges of the Sirente Velino and Abruzzo, Lazio e Molise mountain systems also shape the wider basin. The Gizio river runs through Sulmona and the Aterno valley is close by. Majella National Park begins just east of the basin, with access from Pacentro and the slopes above Campo di Giove well within about 15 km. The nearest ski area is Passo San Leonardo on the Maiella side above Pacentro, roughly a 25 minute drive, while Campo di Giove is also close on the same mountain system. Sulmona is the main town of the area and has a substantial historic centre, cathedral, aqueduct, rail station and full services. Pacentro, just outside Sulmona, is listed among I Borghi più belli d'Italia. The area is known for confetti sugared almonds and for a basin landscape of enclosed mountains and hill villages.
