At €35,230 (€304/m²), the asking price is below the local €349/m² benchmark, but a modest €200/m² allowance for an unstated condition brings the effective cost to about €504/m². The apartment is described as furnished with a kitchen, but the listing does not say its condition or provide bathroom details.
More on the house and the area
The main appeal is the unusually large agricultural holding—about 11,246 m² with greenhouses, crops and olive/citrus areas—combined with a very low auction price. However, the photos do not prove a beautiful or welcoming home: they show utilitarian greenhouse space, while the apartment has no heating and reportedly non-compliant systems. It is better suited to an agricultural project than to someone seeking a dreamy, ready-to-live-in Italian house.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€8,000 – €13,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- The gallery shows agricultural greenhouses and machinery, not the apartment’s interior or exterior.
- Heating is absent, and the existing systems are reportedly in poor condition and not compliant.
- The 33 m² storage unit is in very poor condition; this is an agricultural property with substantial maintenance demands.
- Judicial-auction purchase requires careful review of the survey, legal status, utilities, and actual condition.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 68/100The cluster sits in the flat coastal plain on the Ionian Sea (Gulf of Taranto). The ancient Greek archaeological site of Metaponto and its long sandy beaches lie on the nearby coast. The Bradano river reaches the sea in this area and drains the surrounding plain. There are no significant mountains or ski lifts within about 15 km; the local landscape is low-lying agricultural and coastal. Metaponto has a railway station on the Jonica (Taranto–Reggio) line and coastal roads connect the area with Taranto and Matera. Pisticci (around 17,000 inhabitants) and other small towns provide local services a few kilometres inland. The area is known for sandy beaches and summer bathing tourism, the archaeological remains of the ancient Greek colony Metapontum, and lowland agriculture.
