The €90,000 price is €529/m², but allowing about €34,000 for typical habitable-home updates brings the effective cost to roughly €729/m² versus a €576/m² local benchmark. The 29,000 m² of land, garage, cellar, terrace and fireplace add substantial value, but the property is not an obvious bargain at the asking price.
More on the house and the area
A substantial rural Lazio house with sunny rooms, traditional terrazzo floors, a fireplace, balcony, terrace, and extensive green grounds. It is a real, roofed and usable home rather than a shell, but the neglected exterior, aging fixtures, and very basic interiors make this more of a renovation-and-country-life opportunity than an immediately dreamy retreat.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€11,000 – €19,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Interiors appear habitable but very dated and would benefit from cleaning, repainting, and modernization.
- Exterior stairs, terraces, façades, and surrounding grounds look neglected and may need repairs.
- The listing does not visually confirm the condition of utilities, heating, roof structure, or the full 29,000 sqm of land.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 55/100Arce sits in the Liri valley between the Monti Aurunci to the southwest and the Monti Ausoni to the west, with the Monti Ernici and the inner Apennine relief farther north and east. The area is tied to the Liri-Sacco valley system; the Liri river runs nearby around Ceprano and Isola del Liri. Monte Orlando Regional Park and the coast at Gaeta are outside the 15 km landscape and do not count as local features. The nearest larger centre is Cassino, which has full services and the abbey of Montecassino above the town. Isola del Liri, within the same provincial area, is known for its waterfall in the historic centre. This part of southern Lazio is known for olive groves, mixed farming and small hill towns above the valley floor.
