At €7,000, plus an estimated €9,000 for making the habitable 45 m² apartment fully comfortable, the effective cost is about €356/m² versus a local comparison level of €368/m². The central Val Gardena location, garage, balcony, heating and furnishings make this an unusually attractive candidate, although the listing does not say when the building was constructed or provide an energy rating.
More on the house and the area
A genuinely habitable, furnished alpine mansarda in the Dolomites, with warm wood interiors, a proper kitchen and bathroom, heating, balcony, and garage. The snowy mountain-resort setting and exceptionally low asking price create strong dream-home appeal, although the interior is cozy rather than luxurious and the unusually low price needs careful verification.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€3,000 – €5,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- The €7,000 price is exceptionally low for Santa Cristina Valgardena; verify ownership, usage rights, fees, and any auction or fractional-sale conditions.
- A direct mountain view is not clearly shown in the gallery.
- The 45 sqm layout is compact, with only one bedroom.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 96/100The surroundings lie inside the Dolomites, a UNESCO World Heritage site. The Sassolungo/Langkofel massif and the Sella group are within the roughly 15 km radius. The Puez-Odle (Puez-Geisler) Nature Park is inside the local mountain system. Local ski lifts and cable cars (for example Col Raiser, Dantercepies, Seceda and Plan de Gralba) are in or a few kilometres from the village and provide direct links into the Val Gardena / Sella Ronda ski network. The Alpe di Siusi (Seiser Alm) plateau is in the same area and reachable via the local lift network. Nearby towns Ortisei (St. Ulrich) and Selva di Val Gardena (Wolkenstein) supply shops, tourist services and several lift stations. The area is known for winter sports, hiking and climbing and for its Ladin language and woodcarving artisan tradition. Bolzano, the provincial capital with rail connections and wider services, is about 30–35 km away. The village sits at roughly 1,430 metres above sea level.
