At €65,000 plus an estimated €105,000 renovation, the effective cost is about €1,133/m²—over three times the local comparison level of €343/m². The historic-center setting, terrace, garage and high ceilings add appeal, but the renovation burden makes this weak value; the listing does not say how many bathrooms or bedrooms it has.
More on the house and the area
This 150 sqm historic-center palazzo has appealing old masonry, a large terrace and a genuine mountain backdrop, plus strong space-for-price potential. However, the interiors are severely deteriorated, with damaged ceilings and floors and no usable bathroom or bedroom shown. It is a substantial renovation project rather than a livable dream home today.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€30,000 – €53,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Major renovation is required, with visibly deteriorated walls, ceilings and floors.
- No bathroom or bedroom is currently presented, so it is not move-in ready.
- The roof, utilities, structural condition and renovation permissions should be professionally verified.
- The terrace has mountain views but is surrounded by dense urban buildings and lacks private landscaped outdoor space.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 43/100The cluster lies in the plain around Nola, with Vesuvius visible to the southwest and the first ridges of the Apennine foothills inland to the east. The Regi Lagni canal network and intensively farmed flat land shape much of the immediate surroundings. Nola is the nearest town of size and has a substantial historic center, services, and the Early Christian Basilica complex of Cimitile beside the town. Mount Vesuvius National Park is farther away beyond the built plain, so it does not define the immediate landscape here. The area is known for the Nola plain, long-settled agricultural land, and the religious and historical importance of the basilicas at Cimitile.
