The asking price is €322/m², only modestly below the local €350/m² level, and the exterior and roof are renovated but the interiors require partial refurbishment. After estimated works, the effective cost is about €772/m²; the historic-center location and 30 photos add appeal, but the deal is not especially cheap once renovation is included.
More on the house and the area
A remarkably atmospheric historic Sardinian house with painted ceilings, patterned walls, exposed stone, traditional doors and a memorable rooftop view over the colorful borgo and hilltop shrine. It is not move-in ready throughout, but the new roof and finished rooms suggest a substantial, usable home rather than a ruin; the remaining renovation is the main trade-off for its strong character.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
Our read of the photos, €450/m², falls in this band.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Materials only, work you may do yourself€17,000 – €28,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Interior condition is highly uneven: several rooms need substantial plastering, electrical and finish work.
- The listing shows no clearly equipped modern kitchen, and some areas appear cluttered or workshop-like.
- Access is through narrow historic pedestrian lanes, which may complicate parking, deliveries and renovation logistics.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 68/100The cluster is on the Montiferru volcanic massif, with wooded slopes and upland pasture within the local 15 km landscape. The Riu Mannu valley cuts through this area, and the coast around Santa Caterina di Pittinuri and the Sinis-facing western shore is about 15 km away. This is close to the Montiferru and Planargia area, known for springs, chestnut and oak woods, and villages with basalt-built historic centres. Cuglieri is the nearest larger hill town in the area, with services and a notable hilltop setting over the western side of Montiferru. Santu Lussurgiu itself is known in Sardinia for its old centre and for the equestrian festival Sa Carrela 'e nanti.
